Our Projects

Stemmons Cornerstone Crossing – Dallas, TX
This project was a 36-acre tract of land located at Stemmons Freeway (I-35) and Spur 482 that has was developed into a 145,000 square foot office / warehouse project.  The last phase of the project is under construction with a 15,000 square foot retail showroom for lease that will be delivered in the Spring of 2007.

Old Ironworks Town Centre – Durango, CO
Phase I of this project was a 25,007 square foot retail shopping center anchored by Big 5 Sporting Goods & Sherwin Williams.  Phase II was 2.59 acres of land sold to Goodyear Service Center and a car wash.

Luna Crossing - Plano, TX
This development was 11.6 acres located in the southwest quadrant of US Hwy 75 and Spring Creek Pkwy with frontage along the service road where pad sites were sold to Main Event Entertainment (6.2 acres) and Texas Land and Cattle Restaurant. The remaining 22,166 square foot retail center was completed in Nov. 2003 with Luna de Noche Restaurant and Sleep Experts as tenants.  The final phase was a 15,000 square foot retail center anchored by Coker Floors.

Royal Crossing – Dallas, TX
4.5 acres located at the southeast corner of US Hwy 75 and Royal Lane was developed into a 24,000 square foot retail center, anchored by Sleep Experts and Mr. Jim’s Paint, with a pad sold to Back Yard Burgers in 2005.   

Eldorado Crossing – McKinney, TX
This hard northwest corner of Hwy 5 and El Dorado Pkwy in McKinney, TX totaled 5.9 acres, with 1.5 acres sold to Race Track to open a location there, and the remainder was sold to private investors for a land hold.

LaPlaza Storage - McAllen, TX. 
This project was renovated to a 93,000 square foot climate-control storage center and the 24,000 square foot McAllen Regional Rio Grande Hospital (HCA) was built next to the LaPlaza Mall in McAllen.

MJ Crossing – Mesquite, TX
This former MJ Designs site was renovated into a 47,833 square foot retail development next to Town East Mall in Mesquite, TX. Tenants include: K&G Men’s Warehouse and  Prestige Furniture,with a pad site leased to Chicken Express Restaurant.

Valley Dale Crossing – Dallas, TX
The property is located at the northwest quadrant of US Hwy 75 & Royal Lane, with a 4,000 square foot building with Prime Time Auto Care as the anchor, and has an income producing billboard.

AM Crossing - Fort Worth, TX
This 41,388 square foot retail center located in western Fort Worth along Alta Mere. was was completed in 2003 and includes a Washington Mutual Banking facility with a drive through.

Corinth Crossing - Corinth, TX
A 1.3 acre tract of land located off Interstate 35 near Post Oak Blvd.  Christian Brothers Automotive purchased half the site in September 2006, and the remainder is being marketed for another pad user.

Colleyville Crossing – Colleyville, TX.
This venture was a former 86,400 square foot K-Mart which is 100% leased to Vineyard Antiques & Design Center located along Hwy 26 in Colleyville, TX.

Arbor Crossing - Flower Mound, TX.
This 35,000 square foot retail/mixed use development is located on 4.6 acres at the southeast corner of FM 2499 & Dixon Lane. A pad was sold to Guaranty Bank, with the remainder being developed into a 19,155 square foot retail center and a 6,500 square foot office building, both currently under construction.

Waco Loop 340 Crossing - Waco, TX.
This development purchased two (2) pad sites out of the Central Texas Marketplace in Waco, TX and built a retail center anchored by David’s Bridal and Panera Bread totaling 17,000 square feet of retail.

Menger Creek Crossing - Boerne, TX (northern suburb of San Antonio) This development was built on 2.5 acres along Hwy 87 and Waterview Parkway. Guaranty Bank was sold the hard corner pad site, while the remainder was developed into a 5,000 square foot Sherwin Williams and an 11,080 square foot retail strip center, currently 100% leased. 

Midlothian Crossing – Midlothian, TX.
The total property is 5.76 acres which is being subdivided into six (6) retail sites, with one being a 15,113 square foot retail center and another being a build-to-suit for Starbuck’s, which will be completed in March, 2007.  The property is located at the hard southeast corner of Hwy 67 and Hwy 287, directly in front of a new Wal-Mart Super Center that is currently under construction.  The other pad sites will consist of a bank parcel and future restaurant sites.

Ivy Park Crossing - Plano, TX.
This property is located in the southwest quadrant of US Hwy 75 & Parker Road along the retail corridor of eastern Plano.  This project rehabilitated the old Ivy Park restaurant into a 12,500 square foot retail center fronting along Central Expressway, and a ground up 3,750 square foot building with a Starbucks drive through on the southern end cap, that is currently in the City permit process.

Palestine Crossing - Palestine, TX.
This project is located on the northeast quadrant of Hwy 287 & Loop 256 in Palestine, TX on 0.98 acres with the redevelopment of a 4,350 square foot retail center anchored by Alltel.  The property also has a 1,500 square foot wood framed building that has a pending insurance agent lease in progress.  

Mansfield Crossing – Mansfield, TX.
80,000 square feet of land located in the northeast quadrant of US Hwy 287 and Hwy 157 bought for a land hold.

Gaylord Crossing - Frisco, TX.
A build-to-suit project for Hollywood Nails on a pad site in front of Lowe’s at the northeast corner of Gaylord Pkwy and Preston Road in Frisco, TX.

Hurst Crossing - Hurst, TX.
This project was a renovation of a 7,700 square foot retail center along Hwy 26 in Hurst, TX on 0.8 acres of land, anchored by Metro PCS.

Frisco Plaza II  – Frisco, TX.
This 17,125 square foot retail development is located at the northeast quadrant of Preston Road and Hwy 121 across from the Stonebriar Mall and within close proximity to many retail anchors, specialty shops and restaurants.  This development fronts along 121 and is anchored by David’s Bridal and Mattress Pro.   The project is currently under contract and should close in April of 2007. Street Crossing - Frisco, TX.
This retail and medical development is located on 3.41 acres, in front of Pizza Hut Park, the home of FC Dallas Soccer Team, at the northeast corner of Main Street (FM 720) and World Cup Way in Frisco, TX.  This joint project with The Cirrus Group is a 51,000 square foot combination of first floor retail with medical office on the second and third floors. EDS Credit Union will anchor the western end cap of the retail, and the third floor will be occupied by Texas Sports Medicine. Presbyterian Hospital will anchor the remaining medical square footage.

Grapevine Mills Crossing - Grapevine, TX.
A new development of 19 acres stretching from the southwest corner of Hwy 121 & Grapevine Mills Blvd to the southeast corner of FM 2499 & Grapevine Mills Blvd with 1,949 feet of frontage on Grapevine Mills Blvd.  The project will consist of 108,283 square feet of retail when fully built.  The first phase will be anchored by a 32,400 square foot Room Store and a 5,000 square foot Sleep Experts with construction kicked off in early 2007, Phase One will have a pad site sale to National Tire and Battery.  Phase Two will be the addition of 65,000 more square feet of retail and four more pad site sales or ground leases.

Village at Central Park – Bee Caves, TX.
This future retail and office development located at the northwest corner of Hwy 71 & FM 620 in Bee Caves, TX.  will be a 150,000 square foot combination space on 16.8 acres.
